Trying to sell a home can be a long process and sellers will want to ensure they get the best possible value for their property. Although some may think they need to make drastic changes in order to boost the value of a home, there are some simple changes which can be made inside a house to increase the fee. In fact, some things can increase the value of a property by as much as £25,000, according to experts at Residential People. Making sure the place is bright and airy and the garden is kept in check are among some of the ways to boost the value.

The property experts revealed making use of natural light is a simple way to make the house more appealing to potential buyers.

They said: “A home is more likely to sell if it is light, airy and bright, with lots of natural light. Consider exchanging heavy curtains for simple blinds which allow more light in.

“Or re-paint using brighter colour choices whilst minimising bulky furniture in the room which could be blocking light.”

As well as this, the inside of the property could be made more appealing to buyers by giving it a quick lick of paint.

“Some potential buyers may not be able to visualise how a room could look and it’s important to do all you can to help them,” the experts revealed.

“Making sure all rooms are decorated and fully furnished will be more appealing to viewers and therefore more likely that they will put in an offer.”

Doing this could make the home sell more quickly and go for a good rate and making the house energy efficient could see the biggest increase in value.

They said: “Making the right moves towards being more energy efficient can actually add £25,000 to your selling price overall. Raising your energy efficiency rating from a G or F could also give a 6 per cent increase in the selling price.”

Focusing on a tidy garden and visual security inside the house could also make a difference and the property experts warned sellers not to underestimate this.

“This could be something as simple as adding a chain or an extra lock on the front door, ensuring all the windows have locks and keys, or installing an alarm outside the property.

“Visible security features will make a potential buyer feel more secure, and more likely to warm to the place.”

Appearances can be vital and something as simple as decluttering can help when trying to sell, experts at homebuilding.co.uk revealed.

Experts at the website said: “Just by decluttering, adding a lick of paint and careful styling, it is possible to add five to ten per cent to the value of a property.”

For homeowners who have more money to spend, investing in renovations can see the value go up by 30 per cent.

Converting a cellar into a living room could add thousands and be the most yielding renovation to make.
